Roof Condition Reports

Before you invite a mate over for a beer and an opinion about your roof, we highly recommend that you start with getting a roof condition report first.

Getting a roof inspection from a licensed and experienced roofer will give you an accurate report on the current condition of your roof and a timeline for when your roof might need to be replaced in the future.

What to expect from a roof inspection

If your roof is showing obvious signs of wear and tear or you have been battling leaks, these are some of the first signs that you need to call someone in.

But some of the things that cause roof problems are not so obvious.

So we make sure to do a thorough inspection on the exterior and interior of the roof, so we can find and repair small issues before they become big expensive problems.

Some of the things we look for during a roof inspection include:
  • Exterior rust, oxidisation, corrosion or structural damage on all metal gutters and roofs.
  • Signs of sagging. If there are visible signs of sagging on your roof, this could be a serious safety issue and not just a big leaking issue. If you can see any signs of sagging on your roof, we recommend calling someone in right away.
  • Water damage, pools of water and any watermarks
  • Rot or mould is a sign that water is getting into the roof somewhere and while it might not be a problem right away, it could be a much bigger problem later on.
  • Light coming through from the inside area of your roof
  • Wear and tear on flashing, vents, soffit or shingles
  • Signs of pests and seals around chimneys.

An annual roof inspection can save you money in the long run. Regular checks increase the longevity of your roof by ensuring small issues are identified right away and a good maintenance record counts in your favour with insurance providers and when it comes time to sell.

While climbing on your roof to have a quick look at something might seem like a good idea at the time, there are lots of reasons why it’s probably not. But mostly because lots of roof issues are not obvious, and someone who isn’t a professional roofing contractor won’t know where to look.  

 

If you have a warranty on the roof or need to provide information to your insurer, it’s worth just forking out the bucks to have a professional report done. Otherwise, you might run the risk of voiding your warranty and we all know insurance providers love extra reasons not to pay you out. So it pays not to give them one.

We recommend having an annual roof inspection. After winter is a good time to have your roof assessed for any sneaky weather damage.
